Title Deed Documents

What is a Title Deed (Tapu)?

A title deed (tapu) is the official document issued by the Turkish Land Registry Office (Tapu Müdürlüğü) that proves ownership of a property. It is the most important legal document in any real estate transaction.

In Turkey, all title deed transactions are carried out in person at the Land Registry Office. Both buyer and seller (or their authorized representatives) must be present at the same appointment.

Documents Required from the Buyer (Foreign National)

Identity & Personal Documents

—Original valid passport
—Notarized Turkish translation of passport
—Turkish Tax Identification Number (Vergi Kimlik No)
—2 biometric photos (taken within the last 6 months)
—Proof of address (utility bill or bank statement)

Financial Documents

—Bank receipt confirming the purchase price was transferred via a Turkish bank
—Currency exchange certificate (DAB – Döviz Alım Belgesi) proving foreign currency was converted to TRY
—For citizenship applications: official bank transfer documents showing traceability

Documents Required from the Seller

For Individual Sellers

—Turkish ID card or passport
—Original title deed of the property
—Current market value assessment report (Rayiç Değer Belgesi) from the municipality
—Compulsory earthquake insurance (DASK) policy
—Real estate appraiser report (mandatory for foreign buyers)

For Corporate Sellers

—Trade Registry Gazette and Articles of Association
—Board resolution authorizing the sale
—Authorized signatory circular
—Tax clearance certificate

The Title Deed Transfer Appointment

Both parties (buyer and seller) appear at the Land Registry Office at the scheduled appointment. The deed officer reads the transaction details aloud, both parties confirm, and the new title deed is issued in the buyer's name. The process usually takes 30–60 minutes.

If the buyer does not speak Turkish, a sworn translator must be present throughout the appointment. Goldcity Condominium arranges all necessary support for our clients.
